Linen hire suits hosts who want no stock to buy, store or replace: a provider delivers clean sets, takes away the used ones, and charges for every changeover. Owning your own linen costs more up front, is usually cheaper over a year of steady bookings and lets you choose the quality, but you need storage and a way to get it washed. Many Sydney hosts with one or two properties own their linen and send the washing out.
How linen hire works
With a linen hire service the provider owns the sheets and towels. They deliver clean, packed sets to your property or your cleaner, collect the used ones, and charge per set or per changeover, sometimes with a minimum order or a delivery fee. Missing or damaged items are usually charged at replacement cost.
- Good: no upfront cost, nothing to store, consistent hotel-style linen
- Less good: you pay on every changeover, the quality and look aren't your choice, and deliveries run on the provider's schedule
How owning works
When you own the linen, you buy enough sets to keep one on the bed, one in the wash and one spare, then wash it yourself or send it to a laundry service between guests. Our guide to Airbnb linen in Sydney covers how much to keep.
- Good: usually cheaper over a year, your choice of quality and style, no hire contract
- Less good: upfront cost, storage space, replacing worn or stained pieces, and organising the washing
What to compare before you decide
- Bookings per month: the more changeovers you have, the more hire charges add up
- Storage: owned linen needs a lockable cupboard or space at the property
- Washing: who does it, and how quickly it comes back
- Quality: guests notice thin towels and scratchy sheets, and mention them in reviews
- Terms: check hire agreements for minimum orders, delivery days and charges for missing items
If you own your linen, the washing is the hard part
Owning linen only works if it's washed, dried and back on the shelf before the next check-in. That's where most hosts get stuck: one turnover is a load or two, and back-to-back bookings leave no time to wait for a dryer.
Laundry Load doesn't hire out linen. We wash the linen you own. We collect sheets and towels from hosts and property managers across 59 Sydney suburbs, wash them at our own laundromat in Wentworth Point, fold them and return them on a schedule that suits your bookings. Host laundry is quoted per host, based on your items, volume and schedule: see our commercial laundry services.
